Have you gotten bored with your living spaces?  Do you need to update your home but you just don’t know where to start?  Interior Redesign is the process of designing your rooms using only your own furnishings and accessories. You don’t have to buy a thing! We will redesign one room or all your rooms.  Want to be the designer assistant?  We’ll give you a discount!  Call or email for a no-obligation, free estimate.

We at Peninsula Home Staging, would love the opportunity to work with you as part of your sales team.  Listed below are some ways we can help.  Discount pricing is available for a contract for three or more staging jobs in a calendar year.  Be sure to ask!

  • Walk Through Consultations with your homeowners – We can support you by working with your sellers to get their home ready for the market.  We walk through the property with the homeowner(s) and tell them exactly what to do to prepare their home to sell.  We answer their questions and provide referrals for sub-contractors.  As with all of our services, we return to the property once the changes have been made to add final touches.  The result is a camera-ready, market-ready property.
  • Written Consultations for your homeowners –This is a more professional staging option for your sellers.  We visit the property, meet your clients, and discuss their staging goals.  We take photos of the rooms and the landscape.  Then we prepare a written “check list” of staging recommendations which includes explanations, objectives and recommendations. We return our recommendations to the homeowner within one week and at that time we meet to review the staging plan.  We discuss the objectives for each room and answer all the homeowner’s questions.  We then make an appointment to return and add the final touches.  A written consultation is a little more costly than the walk-through but it is also more professional, more thoughtful and gives us the advantage of combining our first impressions with some serious contemplation and research.  Please request a sample copy.
  • Full Staging Services for your homeowners – We provide your client one or more of the following: packing, removal of extra furniture, space planning, accessorizing, hanging wall décor, shopping, and making their home market and photo-ready.  We also arrange for repairs, cleaning, and replacing as needed. Need a few extra items to round out a good staging plan?  We will choose the items for homeowners and they may rent from our inventory for much less than it would cost to purchase.  Or, if they prefer, we provide the shopping services for homeowners who wish to purchase additional items.  For full staging services, we provide a free estimate.  The staging will require 1 to 2 days in most cases.

Furnish Vacant Property – We can completely furnish vacant properties, or furnish just a few key rooms.  This service includes furniture, accessories, linens, wall décor, etc.  Everything that is needed to make the property warm and welcoming.  A free estimate is provided.  Best of all, we require only a one month minimum for furnishing your property.  To completely furnish a vacant property usually requires two days.

There are several ways that Peninsula Home Staging can help you to prepare your home for the real estate market.  Here are some possibilities but feel free to come up with a new idea!

  • Walk Through Consultation – Are you a highly motivated seller?  Do you just need a little coaching but are willing and able to follow through?  This is the fastest and most cost effective way to get a professional’s input.  We walk through your house and around your property.  We provide recommendations, answer your questions and help if you need referrals for an electrician, a plumber, a handyman, etc.  We will make an appointment with you to return once you complete your homework and we will help make the final tweaks to each room.  We charge a flat rate for this service that won’t break the bank!
  • Written Consultation – If you have a little more time to get your home ready, you can do all of the preparations yourself but you would like a personalized, thoughtful, written checklist, then this is the best option for you.  We visit your property, meet you, discuss your staging goals and, discuss your staging budget.  We take photos of your rooms and your landscape.  Then we prepare a written “check list” of staging recommendations which includes explanations, objectives and recommendations. We return our recommendations to you within one week. At a time of your convenience, we will meet and review the plan then we will make an appointment to return and help you make the final touches.  This service is also provided for a flat fee.  A written consultation is a little more costly than the walk-through but it is much more thoughtful and gives us the advantage of combining our first impressions of your property with some serious contemplation and research.
  • Room by Room Flat Rate – If you have some interior design inclination and you just need a nudge or example to follow, consider the room by room flat rate option.  For this service, we provide full staging services for as many rooms as you choose.  This means that we will come to your home to decide what furnishings and accessories stay or go.  We will carefully pack extraneous accessories and we will move those boxes and extra furnishings to a storage location on the property. We will execute a space plan and redesign the room using your own home accessories.  Then, you can follow our lead and duplicate our staging techniques for the rest of your house.  This service is done for a flat rate for each room staged.
  • Full Staging Services – you may hire us to complete one or more of the following: packing, removal of extra furniture, space planning, accessorizing, hanging wall décor, shopping.  We also arrange for repairs, cleaning, and replacing as needed. Need a few extra items to round out a good staging plan?  We will choose the items for you.  Then you can rent from our inventory for much less than it would cost to purchase.  Or, if you prefer, we provide the shopping services for you to purchase additional needed items.  For full staging services, we provide a free estimate.  The staging will require 1 to 2 days in most cases.
  • Furnish Vacant Property – We can completely furnish your house or furnish just a few key rooms.  This service includes furniture, accessories, linens, wall décor, etc.  A free estimate will be provided and will include monthly rental of furnishings.  There is a one month minimum for furnishing your property.

 

We provide recommendations and advice on space planning and material selection for remodeling projects whether they are DIY or contractor projects.  We will even accompany you to shop for items.  This service is charged by the hour.

You may be planning to move but your move isn’t eminent.  We provide staging consultations to recommend changes and repairs to prepare your house for the housing market.  We provide a written report that includes photo examples and referrals to sub-contractors.  The cost is a flat fee based on the size of your house.
